The trend is down, but from such a high, it will take a while to reach a low. I am a Wellington based investor so I have a lot more detail about Wellington and was thinking this morning about running a detailed post about Wellington only. Sorry I don’t have that detail for Auckland.
When I spoke of detail, I mean I have the history of listings by “District” within Wellington. I usually compare the region in my charts so yes my figure includes Lower Hutt.
When I do the Wellington region breakdown I’ll post the breakdown, I keep a CBD record also,, which is showing some interesting trends
Wellington supply seems to be declining from my weekly casual searches. Have you got any trend data there for say the last 6 months?
Yes, see this post for weekly data; https://johnbutt.substack.com/p/rental-listings-and-bonds

Thanks. What search do you run to get the Wellington rental inventory number?
Simply search all houses for rent in each region, although for Wellington I also search by “District” for greater detail

This has the advantage of simplicity and repeatability but can be a weakness when a large block of properties are advertised as 1.
Thanks John. It looks like Wellington about 760 ish. In your post a few weeks ago it was over 1,200... or was that including the Hutt Valley too?
Hi NIck, did my Wellington comparison answer more questions?
